What do land surveyors do?

Land surveyors study and determine boundaries and other features of land in order to completely and accurately convey what is owned on paper. In some ways, we are translators — rendering what is written in the record into the true situation on the ground, and back again.

When should you get a survey done?

Generally, a survey should be made before purchasing real property, when subdividing any parcel of land, and before construction of improvements. Hiring a surveyor before construction to determine deed lines can save time, money, and worry in the future.

Many people need the services of a Land Surveyor. Most often, surveys revolve around land development. Other reasons to hire a surveyor are commercial refinancing, boundary resolutions, and flood certifications.

How much does a land survey cost?

Survey costs depend on many factors, including but not limited to: size and shape of the subject lot, type of survey that is requested, the property description, accessibility, terrain, location, and record of survey requirements.

Remember, surveyors do not determine ownership — they retrace deed lines. The client must supply the property description, normally found in the grant deed or the title insurance report, to be retraced. It is also very important that the surveyor knows the purpose of the survey, to ensure that the correct information is collected.
