An as-built survey records what was actually constructed, as opposed to what the plans said would be constructed. The two are rarely identical, and the difference is what the county, the lender and the owner all need documented before the job can close out.
The work is measurement after the fact. Foundations settle where they settle, pipe gets laid at the grade the ground allowed, and pavement ends where it ends. An as-built is the honest record of that.
What gets captured
- Building corners and finished floor elevations, tied to the boundary
- Paving, curb, sidewalk and parking, with top and bottom of curb shots
- Storm and sanitary structures with rim and invert elevations, so slopes can be verified against design
- Water and fire service, meters, valves and hydrants
- Drainage features and any retention or detention grading
When one is required
Most commonly at certificate of occupancy, at the close of a permitted site improvement, or when a lender releases final draw. Utility owners frequently require an as-built before they will accept a line into their system.
